Management Overview

This section contains the Operational Materials for Zeta Base stewardship. These are the playbooks, checklists, runbooks, inventories, access registers, incident registers, and escalation procedures required under the Steward employment agreement.

How to use this index

  • Role definition: start with Community Steward for authority limits, pillars (A/B/C), coverage windows, and response standards.
  • Direct lease wrapper: use Application - Direct Lease SOP for direct intake, leasing, deposit/invoicing, and direct-lease closeout.
  • Airbnb wrapper: use Application - Airbnb SOP for Airbnb booking, messaging, reviews, and platform disputes.
  • Direct-lease email templates: use Application - Direct Lease Email Exhibits for normalized outbound templates.
  • Shared in-house protocol: use Resident Lifecycle SOP for pre-arrival readiness, arrival/orientation, during-stay operations, and physical offboarding.
  • Facilities & maintenance: see Facilities, Maintenance, and Inventory for asset locations and replenishment.
  • Security & safety: see Security and Safety; log incidents in the incident register per contract Schedule 2.
  • Response SLAs: use Response SLAs for day-to-day clocking (SLA-URG/SLA-BIZ/SLA-48H) aligned with contract minimums.

Control plane scope (reference)

The Zeta House Control Plane includes access control, cameras, Wi-Fi/network, automation/workflows, vendor coordination, listing platforms, and resident lifecycle tooling. Operate only within delegated authority; do not change pricing/discounts/terms without written officer approval.

Baseline artifacts (must be current)

  • Access inventory & change log
  • Incident register (Critical/Major) and issue tracker (non-critical)
  • Vendor/contact & escalation map
  • Recurring checklists + handover packet
  • Listing and review hygiene (Airbnb + direct)
  • Pillar B/C artifacts when applicable (deployment logs, run-of-show, content updates)
